The George Inn sits in the heart of the small village of St Mary Bourne just five miles northeast of Andover. The village has a population of over 1,300 and most locals commute, heading off to railway stations five or more miles away. Just as many drive to Newbury, Whitchurch, Basingstoke, Winchester or Andover.   There is also one of the world’s leading watercress companies, Vitacress, located just outside the village. In addition, the village has a primary school, Surgery & Pharmacy, Post Office and a partly volunteered shop.

The George Inn is primarily an active wet-led community pub with some food trade, including a popular Sunday carvery.  The pub boasts a large public bar with pool table and log burning fire, as well as a large separate dining room and a smaller private room known as the Rifle Room. There is also an attractive patio garden and a spacious car park.

The pub hosts regular activities, with a pool team who play in both the Summer and Winter leagues; the Bourne Valley Quiz League who use the pub every other Monday; the local cricket team, who are enthusiastic supporters of the pub; and formerly a 5-a-side football team which could be re-started. The back restaurant runs a very successful carvery every Sunday . The key opportunities for this pub centre around the marketing and promotion of the food offer beyond the immediate village, as well as putting the two en-suite letting rooms to good use.

There are two large double bedrooms and one small room that could be used as a third bedroom or office. There is a large open-plan kitchen/diner/living room and access to a flat roof terrace. There are two en-suite letting rooms but the current operators have chosen not to let these rooms, so there is a huge opportunity to develop this side of the business.  An alternative to letting rooms would be to convert one of the en-suite bedrooms into a living room/kitchen and then it could be let as a one bedroom flat with it’s own private access.
