Fantastic Refurbishment Planned!

A quality refurbishment will transform the Ring O Bells into the best pub in the village. Internally, the pub will be redecorated throughout. We'll be adding new furniture, lighting and bric a brac that provides a touch of premium to this village local. We're also installing two new fireplaces with surrounds and stone hearths and improving the darts area with new equipment. Minor works will be done to the toilets to bring them in line with the pubs new appearance.

Externally, the refurbishment will include the addition of an all-new signage and decorations to improve the pubs kerb appeal. Works will be done to the rear of the premises to create a beer garden equipped with festoon lighting and picnic benches. There's a further opportunity for an entrepreneurial operator to conduct works on the disused bowling green to the rear.

Thriving Village Location

Weaverham is a thriving community located a few miles from Warrington, surrounded by lovely countryside. The pub itself is located just on the main road through Weaverham, with nearby residential housing and small businesses. There are 4,780 adults within a 20 minute walking distance, with three other pubs and a cricket club for competition. The refurbishment will ensure that the Ring O Bells is the go-to pub for couples, families and groups of friends.

Serious Potential

Once refurbished, the Ring O Bells will operate as a quality premium local with live sports, entertainment and a decent value food offer. The quality of the refurbishment and introduction of the beer garden will ensure it stands head and shoulders above the competition. The pub has 120 covers, 70 internally and 50 externally. We're looking for an operator who can get to the very heart of the community and be the face of the pub. You'll need great customer service skills to match the quality of the food and drinks your customers expect. Someone who understands the importance of the community to the success of the pub and will engage in community activities and charities.

Post-refurbishment, the Ring O Bells will appeal to a broad spectrum of customers, including:

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
