The Old Oak, it's a delightful, longstanding wet-led pub acting as the hub of the community and a home away from home, and is located in the small village of Longridge on the edge of the beautiful Ribble Valley. Our Demographics report shows that within a 10 minute walk time there are some 1,619 Adults who are 18 plus and within a 20 minute walk time that number increases to 4,960.

Situated on the fork of Preston Road leading into Longridge, the pub attracts an abundance of guests from all ages, participating in a game of pool, darts or watching the huge screen TV showing all the major sporting events daily.

A constantly refreshed series of Cask Ale pumps line the bar for the real ale enthusiast whilst Birra Morretti provides the lager lovers with something a little extra. More refined and ice cold, world bottle beers further your options. Our wine list introduces new world wines to your palette - like New Zealand Sauvignon Blancs and Argentine Malbecs alongside the more familiar Pinot Grigios and Chiliean Merlots. Trading Area & Facilities

The pub has benefited recently by an internal refurbishment and hosts a fresh and spacious interior with parking available directly in front of the pub for all visitors.

The pubs' atmosphere is very inviting and they offer a warm and friendly welcome to all customers, both young and old, including man's best friend, their beloved dogs, making it a great place for everyone. This is a one bar operation with comfortable seating throughout. For additional entertainment there is a pool table and dart board.

An additional income stream is provided via Gaming Machine.

Externally the Old Oak caters for all events and boats its own private beer garden to the side of the property.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
