The Kings Head is based in Smallthorne, an area in the city of Stoke-on-Trent. The pub is situated on Ford Green Road, a busy main road that cuts through a densely populated suburb that consists of a mix of residential housing and retail stores. There are over 70,000 adults within the local area.

The current offer at the Kings Head is mostly drinks based, however, there is an opportunity to implement a back bar type food offer to increase trade. Live Sports and Entertainment should also be utilised to attract customers.

Trading Area & Facilities

Internally, the Kings Head has two main areas; the bar and the lounge, each with its own service area. The lounge has a modern aesthetic with tartan carpeting and a white and grey colour scheme. The bar also has a similar scheme but has hardwood flooring. With large windows throughout, the pub benefits greatly from ample natural light.

There are sliding doors that lead onto a patio with seating as well as a space with artificial grass.

Private Accommodation

The private accommodation consists of 3 bedrooms, kitchen, utility room, bathroom and a lounge. In line with our Ready to Trade Promise, we will ensure the private accommodation is in good condition so that you can focus on your business.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
