Run a Stonegate Pub - Bear Inn Brough, East Riding of Yorkshire

About the Pub

The Bear is an established village pub located in the centre of South Cave, an affluent village some 10 miles west of Hull. It has a successful wet trade from locals of all ages who enjoy the quality cask beers that the pub has always been known for and which could be developed further. The pub is full of character and has three distinct trading zones which are connected by a corridor behind the bar. The traditional public lounge is the heart of the pub, hosts cask ales on the bar servery and has a tiled floor, real fire, television, and dart board. A separate lounge has a carpeted floor, pool table with overhanging lamps, jukebox, games machine and fixed benched seating for around 15 customers. The bar servery here also hosts a few real ale pumps along with popular brands. The spacious conservatory has a flagstone floor, comfortable furniture and can accommodate up to 40 people, making it ideal for hosting private functions such as christenings and funerals. Just off this room is the large commercial kitchen which is well-equipped and capable of supporting a regular food offer, as well as catering for events. To the rear of the pub is a beer garden with several benches for customers to relax upon which is a sun trap in the summer months. A large tarmac car park has a gravel overflow section and in total around 25 vehicles can be accommodated. Located on the first floor, the large accommodation provides a flexible three bedroom living space. The domestic kitchen is adequately sized but perfectly equipped; whilst in addition, is a lounge of good size and in reasonable condition allowing for immediate occupancy. There is an opportunity here is to establish a sport led venue with the introduction of Sky Sports and/or BT sport to position it as an alternative and the only venue of this nature in the immediate vicinity.
