Run a Stonegate Pub - Old Talbot Derby, Derbyshire

About the Pub

The Old Talbot is an iconic 15th Century pub with a large frontage, situated in the heart of the delightful south Derbyshire village of Hilton. The pub is easily accessible being based on the main road, with a car park behind. The trading area is split into two separate areas, each serviced by their own bar. The lounge has loose seating for over 25 with beautiful period features and an attractive wood burner fireplace. The bar has a raised area with pool table, darts, fruit machines and 2 large TV screens. The decoration and furnishings are of a good quality providing a traditional feel to the pub. There is a small kitchen located behind the lounge bar which could be adapted with some investment to provide a basic pub-food offer. Externally, there is a patio to the rear of the pub which accommodates 36 seated covers. This area also benefits from a newly erected cover to protect guests from the elements, as well as allowing live sports to be shown within this area. In addition, there is a large enclosed beer garden to the rear of the property which currently offers seating for 50 guests but has the potential to accommodate many more. The extensive garden provides an amazing opportunity for live music events and family-friendly festivals during the summer months. The domestic accommodation runs the full length of the upstairs building. It is full of character, the rooms are larger than normal with traditional beams and lower than standard ceilings. It comprises two large bedrooms, lounge, bathroom all upstairs with the kitchen and dining area located downstairs. The Old Talbot is a very busy traditional wet-led pub with an excellent reputation for good quality beer. We are seeking and experienced publican, who demonstrates the passion and knowledge needed to run this fantastic pub.

Regional Manager's Thoughts

This is a fantastic opportunity to take over the reins of a very busy wet-led public house in the bustling commuter village of Hilton, located between Derby and Hilton. Although the population has doubled in the last 10 years, this site remains a firm favourite with the locals and expanding housing estate. It remains popular for its SKY/BT sports. The current publicans have expanded the cask ale range up to six and are fully accredited by Cask Marque. There is also an opportunity to develop a basic hot drink and food offer within the pub.

Surrounding Area

The historic village of Hilton dates back to 1086 AD and is situated on the old Derby to Uttoxeter road. The well-known listed building Wakelyn Hall, the place where Mary Queen of Scots stayed before being imprisoned in Tutbury Castle, is in close proximity to the pub. The pub is surrounded by quality housing and a thriving local community allowing the right publican the opportunity to cement themselves within this village.
