The pub and location

The Woolcomber sits on an established housing estate just over a mile east of Kettering Town Centre. At the end of a row of shops, the pub enjoys an elevated position making it a landmark site. Popular with locals of all ages, this is an authentic community pub. You’ll discover a seating area with benches and an outside TV. It’s a popular spot to sit and bask in the sun while chatting with people passing by. There is a large car park behind, which is the stage for the annual Woolly Fest.

 The Woolcomber benefits from multiple Sky boxes on which guests enjoy watching live BT Sports and the Racing Channel. All sports have a good following; the World Cup was electric.

Inside, the large open-plan area is a well-zoned L-shaped bar, which provides the focal point with dining and seated drinkers to the front of the building and then to the side and the back, the more traditional sports, gaming and drinking areas. Here is home to the pool table, the darts board, and the skittles table. There is ample space to slide the tables back and create the much-loved dance floor for the weekend disco, the incredible karaoke, and the live music acts.

The ideal operators

We’re looking for a talented operator/operators who can lead a motivated team by example with excellent controls on wet and dry FSL. One of you will take charge of the kitchen serving high-quality meals at volume, whilst the other will be front-of-house. We’re looking for operators who excel under pressure providing quality service with a smile.

You’ll be experienced operators with a proven track record of operating at the very heart of the community. You’ll know what makes your customers tick, offering safe, inclusive and consistent service and ensuring everyone has a great time in your pub. You’ll be a well-loved operator trusted for your fair and fun approach.

You’ll also be versatile in your offer, ensuring that you meet guest needs, whether they want a quiet pint watching the racing or snooker, a few pints with mates on the way home from work, a beer watching the big game, a glass of fizz or a large G&T with the girls. You’ll understand how their tastes change with the occasion and exceed their expectations.

You’ll take pride in your cellar and the quality of your beer, achieving a five-star cask marquee offer. Your pub will be a home-from-home. Guests may come in alone, but once they are in, they will be part of the Woolly family and find it hard to leave. You’ll develop a team who will know their regulars, what they like to drink and where they sit.

You’ll have exceptional standards throughout and nothing less than a five-star EHO rating. Your food offer is classic pub food and great value for money. You’ll take pride in making the best fish and chips, the best gammon steak with the best-fried egg and the best dirty burger.

You’ll have experience managing big nights and events. The customers here love live music and have gained a large following for Motown, SKA, and cover bands. There is always something to look forward to at the Woolcomber, always something in the diary. Once a year, the pub is home to Woolly-Fest: a day of live music with an ever-increasing following. Last year saw four Elvis impersonators perform in the car park. You’ll be able to demonstrate how you have helped local charities. The Woolcomber customers are warm. They have big hearts and are eager to help those in need from their close-knit community.

Private accommodation

This fantastic opportunity comes with domestic accommodation: three great bedrooms. The pub has a spacious well-appointed flat with large room proportions. There is also a private garden area to the rear.

Earnings are an agreed percentage of sales to cover you and your team. Living accommodation and all bills & maintenance are included. All food, drink, menus EPOS, apps & marketing material are also included, as is all training and a dedicated Operations Manager*.
