About the Pub

The Woolpack is a newly decorated pub is situated in the heart of Smeeth village. It is one mile off the A20 Ashford/Folkestone Road near the North Down Way. It is an imposing 1930 build with a huge garden and ample parking. This traditional public house has a wooden bar servery hosting several cask ales including various international brands with a large back bar for merchandising and spirits. The public bar area is in the middle of the property and is popular with locals who visit to relax with drinks. The side bar was previously this was used as a games area with a pool table which could be re-introduced but is currently used for relaxed drinking and dining. A dedicated dining area on the other side of the bar could seat around 40 covers and is supported by a trade kitchen. The expansive beer garden is spread across three main areas and has huge potential for the new publican to develop the customer offer. Currently, a crazy golf course is on the lower lawn and attracts plenty of families especially in the summer. To the side of this, another large lawn is perfect for al fresco dining. The distinctively Kentish pub game of bat and trap can also be played outside.

Regional Manager's Thoughts

This is a golden opportunity to build a fantastic business in a great location. Success lies in developing both the beer garden and the food offer to attract families and diners from further afield. I am keen to hear from experienced publicans who are willing to get involved with community life.

Smeeth is an agricultural village four miles east of Ashford, Kent. With outstanding rural beauty at one end and busy towns at the other, it is the best of both worlds. There are good connections to the M20 and A20, and plenty of local businesses and bus stops to facilitate passing trade. Folkestone Horse Racing Course is under a mile and a half away, whilst Port Lympne Zoo and Lympne Castle within five miles. There is a 24-space car park to the front of the property which allows people from neighbouring villages to visit.
