The Lion is situated in Stoke by Clare is a small village in the heart of the southwest Suffolk countryside.  Nearby larger towns include Haverhill and Sudbury, and then slightly further afield are Bury St Edmunds and Braintree.  There are many local historic attractions that bring custom to the vicinity throughout the year.  Within easy reach is Long Melford and Lavenham; two Suffolk hotspots.  The pub is in the heart of the village.  There are approx. 600 residents in the immediate village.  There is also Stoke college, an independent school, a stunning church, and a village shop.  The population is quite mature, with strong 45-75 age groups.  In terms of demographics the strongest groups are comfortable communities, and affluent achievers.  These people will know what good looks like! Pub Layout

You enter the pub from the main road through the village, and as you enter the main bar area you encounter the main servery as soon as you enter.  The L shaped bar services approx. 20 seats in this room, with a mix of low tables, and bar seating.  The cellar is off this main room, opposite the main bar.  To the left of this room is a good-sized dining room, or on key sessions casual drinking and dining space.  There are approx. 20 seats here also.  The toilets are at the rear of the pub.  You also access the large trade garden and car park from the rear of the main bar.  The pub is currently very traditional inside and would respond well to a little TLC and retail touches.

Currently the pub is trading wet only. The sales mix is heavily cask ale and standard lager based, with very little offered in terms of wines and spirits.  The pub has huge potential under a new licensee with some focus, and warm hospitality, great retail offer and strong retail standards there is a great opportunity to be had here!
