The White Bear is located on a busy crossroad in the centre of the small North Yorkshire town of Bedale. The pub is located on a corner plot and is highly visible for locals and passing traffic. The main high street is facilitated by a number of shops including Tesco Express (directly opposite). The pub currently appeals to the locals although there are huge visitor numbers to not just Bedale but local attractions such as Lightwater Valley, Masham and Yorkshire Dales Walks and Cycling.

Pub Layout

The pub appeals to both locals and visitors to the town of Bedale and offers live sports with both SKY and BT. The pub benefits from both darts and pools teams. Live entertainment is also popular on a monthly basis which includes live acts and karaoke.   The future of the pub will be based around the existing operation but with a refreshed exterior we would expect more passing visiting trade using the premises in the summer months. This will then create a whole new audience and offer a basic back bar / snack food offer.

On entering the pub there is a small side room to the left which is generally used by the locals & darts teams. The main bar area is to the right with capacity for 30 people. The server area is to the left of the main bar. Adjacent to the bar is the pool room and soft seating. Internally the pub is in exceptional order giving fantastic customer appeal. To the rear of the pub is a small galley kitchen which is currently used for a small plate food offer although could be simply upgraded to permit a more substantial food offer and the provision of Sunday lunches.  The fixtures and fittings are in really good condition and fit for purpose.  Outside there is a small beer garden to the rear.  Although there is no car park, there is pay and display parking throughout the town.

The private accommodation is located on the first floor and consists of five bedrooms, lounge and bathroom. The small kitchen is located in the downstairs area of the pub.

Planning consent has been approved to develop this area and make 5 letting rooms, this will see private quarters reduced to 2 bedrooms though.  But the area has a high demand for letting rooms and could be a fantastic income generator for B&B which will also have a knock effect on drinks and food sales.

Admiral Taverns are looking for an engaging and enthusiastic individual or partnership with a passion for great customer service. Industry experience would be preferable but certainly would not be an obstacle if the prospective licensee’s business plan carries an outline plan of how you would bring new sustainability business to the White Bear.
