The Angel is a detached pub located on Station Road, Rainham. A wet-led community pub, situated at the lower end of the town among a large housing estates. Some of these are established, however, there are new estates currently being built or in the planning stages. The area is affluent with many professional and retired families. The pub is available on a 5 year agreement from December 2022. There is a major redevelopment of the pub planned to help maximise the potential of the business.

This site is a one central bar operation, with low-level seating and a pool area with darts board. There is a small cellar in the basement and an amazing outdoor space, which is laid to lawn and enclosed by a large wall. There is also a small car park as part of the property.

The site is wet led with the potential for a small back bar food offer. There are sports teams at the pub as well as live music and a good cask ale offering.

Admiral are seeking a dynamic, community focused operator, who will grow the business and drive beer volumes by reviewing and changing the current offer to reflect the pubs location. Additionally, there is scope to develop a small food offer, although consideration has to be given to the lack of a trade kitchen and most food will have to be generated back of bar. We have the opportunity to review the retail offer, introducing new draught products and also improving the environment with an investment to include externals to improve the kerb appeal and internally the décor and a toilet upgrade, etc.

The customer base will be people seeking a quality venue to drink at where they can share time with friends and family alike. The local market requires a venue which welcomes the people from the neighbourhood and takes pride in being part of the community.
